宁波，简称甬，地处东南沿海，属于典型的江南水乡兼海港城市。宁波文化属吴越文化，人文积淀丰厚，历史文化悠久。宁波蕴含了城市最根本的写照，是对历史文化传承与复兴。
Ningbo, referred to as Yong for short, is located in the southeast coast and is a typical Jiangnan water town and seaport city. Ningbo culture belongs to the Wu Yue culture, with rich cultural heritage and a long history and culture. Ningbo embodies the most fundamental portrayal of the city, which is the inheritance and revitalization of historical and cultural heritage.

本案地块位于宁波市海曙区，靠近余姚江项目隶属宁波主城区，接壤各大主流商圈，是城市核心区的优质地块，地理区位优越。
China Overseas • Oriental Mansion plot is located in Haishu District of Ningbo City, close to yuyaojiang river. The project is subordinate to the main urban area of Ningbo, adjacent to the major mainstream business circles. It is a high-quality plot in the core area of the city with superior geographical location.

初勘基地，绵延的水岸线使建筑师感到惊喜，同时怀着对自然的敬畏之心，如何妥善处理人、建筑与环境的关系成为了设计重点。超长的沿湖水岸线是项目的一大亮点，同时基地两侧也紧邻城市道路，和国宾馆沿湖相望，如何在充分利用基地优势条件的同时消减其劣势影响成为了设计的切入点。
The initial exploration of the site and the continuous waterfront surprised the architect, while also with a reverence for nature, how to properly handle the relationship between people, architecture, and the environment became a design focus. The ultra long shoreline along the lake is a major highlight of the project, and both sides of the base are also adjacent to urban roads, facing the national hotel along the lake. How to fully utilize the advantages of the base while reducing its disadvantages has become a design entry point.

其中，11-4g地块容积率为2.30，限高18m，基地内部限高80m；11-4j地块容积率为2.30，限高80m。新芝宾馆东侧主体建筑200米范围内建筑高度不高于18m，地块内北侧建筑的高度不大于与到蔡江河河道北侧蓝线之间的宽度。

↓ 规划演绎 Planning Deduction
在严格规划条件与地形不规则的双重限制下，社区产品规划对建筑师来说是一次不小的挑战。经过多方实地勘察和多次研讨测算，结合宁波“书藏古今，港通天下”的城市形象，规划上充分对城市界面、基地现状与周边环境做出回应，住宅社区最终采用高层和叠加产品组合的“东西双城”模式——水岸低密高端住区+大花园高层豪宅社区。
Under the double restrictions of strict planning conditions and irregular terrain, community product planning is a big challenge for architects. Through many field investigation and many studies and calculations, combined with Ningbo’s image of “book collection, ancient and modern, port and world wide”, the planning fully responds to the urban interface, base status and surrounding environment. The residential community finally adopts the “east west double city” with high-rise and superimposed product combination, namely, low density high-end residential area on water bank + high-rise residential community with large garden.

东城高层区承袭中国古典建筑以中轴对称为骨架的法则，围合形成独立的组团空间，重塑老城的地标与天际线衬托“整齐严肃、有条不紊”的视觉感受，回归宁波巷道水岸情怀 ；西城多层区域两面水系环绕，打破了空间的界定，尽享景观资源，实现了人对于“繁华都市”到“景观资源”及庭院空间的完全占有。
The high-rise area of Dongcheng inherits the principle of central axis symmetry as the skeleton of classical Chinese architecture, enclosed to form an independent group space, reshaping the landmark and skyline of the old city to set off the visual feeling of “neat, serious and orderly”, returning to the feelings of Ningbo laneways and waterfront. Surrounded by water on both sides, the multi-storey area of the West City breaks the definition of space, enjoys landscape resources, and realizes people’s complete possession of “bustling city” to “landscape resources” and courtyard space.

总规划以两横三纵自然枝干型景观轴线规划，打造低密多层水岸社区，与国宾馆隔岸呼应，形成自然的群落形态，将宁波当地“山墙窄巷”的传统民居形式移植在多层区的空间规划之中，延续了传统街巷文化，丰富了空间层次，营造最大化的自然景观面与强烈的社区仪式感。充分发掘宁波传统居住空间形式（以郑氏十七房为代表），注重人的行为尺度和空间结构变化，实现现代居住环境从心理到精神到物质的结合。
The general planning is based on the landscape axis of two horizontal and three vertical natural branches to create a low-density multi-storey waterfront community, echoing the State Guesthouse across the bank and forming a natural community form. The traditional folk house form of “gable narrow lane” in Ningbo is transplanting into the spatial planning of the multi-storey district, continuing the traditional street culture and enriching the spatial level. Maximize the natural landscape and create a strong sense of community ritual. Fully explore the traditional living space forms in Ningbo (represented by Zheng’s 17 Rooms), pay attention to the scale of human behavior and the change of spatial structure, and realize the combination of modern living environment from psychology to spirit to material.

水岸低密高端住区——立面源于“灰瓦白墙”这一江南建筑的代表符号基因及冷色调特征。
Waterbank low-density high-end residential areas – The multi-storey facade originates from the symbol gene and cold color characteristics of “gray tiles and white walls” in Jiangnan architecture.

建筑立面竖向横向线条交错，将玻璃与铝板有机结合，尊重比例，强调对称，突出轴线，充分传达建筑的典雅气质，以简洁现代的建筑语言通过线条的穿插构成建筑立面的线条关系。
The vertical and horizontal lines of the building facade are intertwined, organically combining glass and aluminum panels, respecting proportion, emphasizing symmetry, highlighting the axis, and fully conveying the elegant temperament of the building. The line relationship of the building facade is formed through the insertion of lines in a simple and modern architectural language.
设计强调了建筑的横向舒展性，以精致的工艺处理建筑的横向转角阳台、横向挑板，加之横向的玻璃栏板，让建筑变得更加优雅与精致，极大的提升建筑的品质感。
The design emphasizes the lateral extension of the building. The horizontal corner balcony, horizontal overhanging board and horizontal glass breast board are treated with exquisite technology, which makes the building more elegant and exquisite, and greatly improves the quality of the building.

轻盈线条勾勒出建筑外立面的空间边界，施以精细的铝型材，为外立面奠定了简洁明晰的基调。大量玻璃材料的运用一方面弱化了建筑本身结构的厚重感，另一方面倒映着周边的天光云影和水丰草茂，更进一步融入到周边环境，建立起建筑与自然模糊的边界关系。
The light lines outline the space boundary of the building facade, and the fine aluminum profiles lay a simple and clear tone for the facade. On the one hand, the use of a large number of glass materials weakens the massiness of the structure of the building itself, on the other hand, it reflects the surrounding sky, clouds, water and grass, and further integrates into the surrounding environment, establishing a fuzzy boundary relationship between the building and nature.

登上阳台，凭栏而望，层层递进的景观院落映入眼帘，让人心旷神怡。

大花园高层组团
大花园高层社区——高层住宅立面结合以下三点，打造宁波城市标杆建筑。一是差异化，现宁波区域立面种类繁杂，需通过立面风格差异化，使形象突出，二是精品化，结合精致户型，打造出立面的高品质感，三是国际化，借鉴世界顶级豪宅，注入前卫的风格设计。
The high-rise luxury residential community in Dayuan combines the following three aspects to create a benchmark building for Ningbo city. One is differentiation. Currently, there are various types of facades in the Ningbo area, and it is necessary to differentiate the facade style to highlight the image. The other is refinement, combining exquisite unit types to create a high-quality quality of the facade. The third is internationalization, drawing on world-class luxury homes and injecting avant-garde style design.
建筑立面以竖向横向线条交错， 以简洁现代的建筑语言通过线条的穿插构成建筑立面的线条关系。以冷色材料作为主要色调，营造高级、大气的建筑气质。

古法今用，运用时尚的东方美学、传统的营造手法，打造出光般璀璨的新芝源境。选取浅灰色铝板的主体墙面以及仿木纹铝板的框架，采用“典雅、大方、简洁”的处理方式，提炼了建筑经典元素。凹凸感建筑设计与美学立面交汇，以点线面的合理组合，折射出生活哲学与丰富的精神世界。
The use of the ancient method of modern use, the use of fashion oriental aesthetics, traditional construction techniques, to create a bright xinzhiyuanjing. The architect selects the main wall of light gray aluminum plate and the frame of imitation wood grain aluminum plate, adopts the treatment method of “elegance, generosity and simplicity”, and refines the classic elements of architecture. Concave convex architectural design and aesthetic facade intersection, with a reasonable combination of point, line and surface, reflects the philosophy of life and rich spiritual world.
