昆山毗邻上海,在创新力量驱动下的产业升级潜力巨大,正在探索“昆山新模式”。鑫欣科创综合体总占地面积约108亩,规划面积约28万方,由昆高新政府、协鑫集团、北京城建集团强强联袂打造,落址昆山高新区,聚焦半导体产业研发及应用、生物医药、纳米技术三大产业方向,推动高科技成果的转化与落地。

FTA因为在产业地产领域丰富的业绩,对基于运营的产品的独到设计,以及对此项目的深入理解,赢得了甲方的信任,并承担了鑫欣科创综合体的设计任务。方案力图实现长远的功能发展,以创造多元融合的科创环境作为设计核心理念,实现“产、城、人”有机循环互动和价值裂变,从而提升整个区域的经济活力。

Kunshan, adjacent to Shanghai, has great potential for industrial upgrading driven by innovation, and is exploring “Kunshan new mode”. 

XinPark covers an area of about 108 mu, with a gross floor area of about 280,000 square meters. It is jointly built by Kunming high tech government, GCL group, and Beijing urban construction group. It is located in Kunshan high tech Zone. XinPark focuses on three major tech fields: semiconductor, biomedicine, and nanotechnology, and strives to make sure that innovations can be commercialized. 

FTA won the project because of its rich experience in the field of industrial real estate, the unique design of operation based products, and in-depth understanding of this project. The design tries to achieve long-term functional development, taking the creation of diversified and integrated scientific and technological innovation environment as the core concept of design, to realize the organic cycle interaction and value fission of “production, city, and people”, so as to enhance the economic vitality of the whole region.

鑫欣科创综合体位于昆山旧工业时代标识“鑫源热电厂”旧址之上,热电厂经历了几十年的运营,因高耗能高污染而退出了历史舞台。

为了呼应旧址,延续“能源”这一主题,FTA提取“电磁线”形象元素,力图将科创社区打造为“创新磁力场”,寓意社区将持续吸引人才与企业,并通过彼此的交互碰撞更大能量。

建筑的横向线条宛如层层堆叠的磁力线,营造出流动的科技感与未来感;挑层部分的设计切碎了建筑的体量感,让建筑在视觉上感觉更为轻盈活泼。同时,横向线条的流动延展到了整个社区,FTA在首层和在二层都创造了连接空间,为企业及人才提供了多层次的交流空间,形成了科创社区的“回路”。

XinPark is located on the site of the “Xinyuan thermal power plant”, which is the symbol of the old industrial era in Kunshan. After decades of operation, the thermal power plant has withdrawn from the historical stage due to its high energy consumption and high pollution.

In order to echo the theme of “energy”, FTA extracts the image elements of “electromagnetic line” and tries to transform the community into an “innovation magnetic field”, implying that the community will continue to attract talents and enterprises, and collide with each other more energy through interaction.
The horizontal lines of the building are like stacked magnetic lines, creating a flowing sense of science and technology and a sense of future; the pick-up part cuts down the volume of the building, making the building feel lighter and lively. At the same time, the flow of horizontal lines extends to the whole community, creating connection space at the first and second levels, providing multi-level communication space for enterprises and talents, and forming the “loop” of XinPark.

区别于传统科创园的单一形态,鑫欣科创依托周边优渥环境,坚持集约土地资源的配置理念,从“城市运营”的角度,配套品质居住区、商业消费区、文化休闲功能区。

FTA相信,片区彼此不应是割裂孤立的,而需要交织融合在一起;故在规划层面,各个功能空间并没有固定的流线与边界,有形的建筑与无形的空间之间形成了一种共生融合的关系,希望人对于周围环境是积极地探索、参与、回应的态度 — 

在这里人们可以体味历史,感受改造后的旧热电厂,也可以探索未来,感受科技感未来感的科创中心。丰富的空间层次构建出不同的建筑形式空间,实现研发生活两相宜,充满活力。

Different from the single form of the traditional science and Technology Innovation Park, XinPark relies on the surrounding excellent environment, adheres to the allocation concept of intensive land resources; and contributes to the city, providing quality residential areas, commercial consumption areas, and cultural and leisure functional areas.

FTA believes that functions should not be separated from each other, but should be interwoven and integrated together; therefore, at the planning level, there is no fixed streamline and boundary for each functional space, and a symbiotic integration relationship has been formed between tangible buildings and intangible spaces. It is hoped that people will actively explore, participate in and respond to the surrounding environment
Here, people can feel and appreciate the history of the old thermal power plants,and the sense from the future. Rich space levels build different architectural forms of space, to achieve full vitality and an innovative vibe.

鑫欣科创综合体以半导体产业、生物医药、纳米技术三大产业为主,集创新孵化、研发中试、总部办公等多个功能,目标是搭建“主体+载体+服务”的多平台服务模式。

XinPark integrates multiple functions such as innovation incubation, R & D pilot-scale test, and headquarters office. The goal is to build a multi-platform of “company + carrier + service”.

为了确保在运营层面实现价值最大且风险可控,其关键点就在于打造灵活极具适应性的产品。

FTA精准把握行业需求与痛点,利用建筑的模块化实现功能的兼容。以最基本的建筑模块衍生出类型多样的办公产品及富有韵味的办公产品,以充分满足不同企业的需求。

项目的主要建筑被设计成不同类型的空间单元模块,通过对最基本的单元模块进行排列组合,营造出各种适合不同需求的建筑空间,创造出具有高适应性的空间产品。

In order to ensure the maximum value and controllable risk at the operational level, the key point is to create flexible and adaptable products.

FTA accurately grasps the needs and pain points of the industry and uses the modularization of buildings to achieve functional compatibility. In order to meet the needs of different enterprises, various types of attractive office products are derived from the most basic building modules.
The main buildings of the project are designed as different types of space unit modules. Through the arrangement and combination of the most basic unit modules, a variety of architectural spaces suitable for different needs are created, and thus the space products with high adaptability are created.

同时值得一提的是,为了快速提升区域活力,满足对外招商及科创展示的需求,鑫欣科创综合体别具心裁地打造了展示示范区 — 在精致的玻璃幕墙外为建筑穿上一层弧形白色穿孔板轻纱 — 

在获得整体科技未来感的同时也隐约江南本土建筑自然质朴的一面,使得现代建筑的简洁抽象与当地文化巧妙地融合在了一起,从而塑造了整体园区的昭示性。

Space experience has improved through electromechanical equipment management. The height of the lobby was raised from the original 4.2 meters to the current 4.8 meters, and the floor height of the standard office floor was correspondingly improved, greatly improving the user’s experience.

可以预见,未来的张家港河畔,昆山旧工业时代标识“鑫源热电厂”旧址之上,代表昆山蝶变、先行未来的鑫欣科创综合体,将成就城市新地标。

在这里,有历史又有未来,有产业又有生活,有星辰大海又有对酒当歌,最终孕育不断创新,铸就科技辉煌。

The elevator is a very important part of the office experience. It is the prelude before daily work. Elevator waiting should not be anxious, but comfortable and fast. Thus, the design creates a bright and future-oriented feeling, with the lighting on the top feeling like a star spot, bring the users a comfortable and relaxing experience.
